The long-discussed Gaimukh–Fountain Hotel tunnel and Fountain Hotel–Bhayandar elevated road project has received fresh high-level clearance as part of Maharashtra’s latest infrastructure approval for the Mumbai Metropolitan Region.
On 9 June 2026, the Maharashtra Cabinet Infrastructure Committee cleared transport infrastructure projects worth ₹22,611 crore for MMR. Out of this, ₹17,036 crore has been approved for the Gaimukh–Fountain Hotel tunnel and the Fountain Hotel–Bhayandar elevated road.
The plan includes a 5.86-km six-lane tunnel between Gaimukh and Fountain Hotel on Ghodbunder Road. From Fountain Hotel, a 9.58-km six-lane elevated road is proposed towards Bhayandar.
For Thane, the approval is closely linked to a daily concern that residents know very well: movement on Ghodbunder Road.
Ghodbunder Road has been under heavy traffic pressure for years. It is used by residents, office commuters, commercial vehicles, weekend travellers and vehicles heading towards Mira Road, Bhayandar, Borivali, Vasai-Virar, NH-48 and the Gujarat side.
This is what makes the corridor complex. It is not only a residential road. It also carries regional and commercial traffic.
A Long-Pending Need On Ghodbunder Road
Ghodbunder Road has seen major residential growth over the last two decades. Large townships, schools, hospitals, retail spaces, commercial activity and internal roads have all developed along this stretch.
Road capacity, however, has not always kept pace with this growth.
The proposed Gaimukh–Fountain Hotel tunnel can provide a direct link between Gaimukh and the Fountain Hotel side. The elevated road from Fountain Hotel towards Bhayandar can then take that movement further towards western MMR.
This gives Ghodbunder Road one more connectivity option.
Today, a large share of traffic between Thane and the western suburbs depends on existing surface-level routes. During peak hours, weekends and holiday movement, the pressure is visible across different parts of Ghodbunder Road.
A tunnel and elevated road will not solve every traffic issue. No single road can do that in a growing metropolitan region. But an additional route can help distribute traffic more evenly, especially for vehicles moving between Thane, Mira-Bhayandar, NH-48 and the western side of MMR.
Gaimukh’s Role Is Changing
For many years, Gaimukh was seen mainly as the far end of Ghodbunder Road.
That view is slowly changing.
With infrastructure projects being planned around this belt, Gaimukh is now moving towards a larger role in Thane’s connectivity map. The Gaimukh–Fountain Hotel tunnel adds to that shift.
This will be relevant for residents of Kasarvadavali, Owala, Waghbil, Anand Nagar, Hiranandani Estate, Kavesar, Manpada, Kolshet and nearby areas.
For many families living across these locations, travel to Mira-Bhayandar, Borivali, Vasai-Virar, NH-48 or Gujarat-side routes is common. It is part of work, family, business and weekend movement.
A better road connection in this direction can make that movement more practical over time.
Another Western Link For MMR
The Gaimukh–Bhayandar corridor is not only a Thane project in isolation.
It fits into the larger western MMR movement pattern. Thane, Mira-Bhayandar, Vasai-Virar, Borivali and NH-48 are already connected through daily residential, commercial and regional traffic.
The problem is that many of these movements pass through limited routes.
A tunnel from Gaimukh to Fountain Hotel and an elevated road towards Bhayandar can help create a more structured route for this traffic. If planned well, it can reduce pressure on some existing road stretches and give commuters another option for east-west and north-west travel.
For Ghodbunder Road residents, this is where the project becomes directly relevant.
It is not a distant infrastructure proposal. It touches the same corridor that thousands of Thane residents use every day.
For Homebuyers, This Is A Long-Term Connectivity Point
Homebuyers should look at this approval practically.
Infrastructure adds value to a location when it improves access, liveability and daily convenience. It should not be seen only through the lens of price appreciation.
Ghodbunder Road already has an established residential base. It has schools, hospitals, retail hubs, townships, access to Thane city and improving public transport planning. The Gaimukh–Bhayandar corridor adds another connectivity point to consider while evaluating the location.
Still, a buyer’s decision should depend on the fundamentals:
- Present road access
- Current liveability
- Building quality
- Legal clarity
- Developer track record
- Maintenance standards
- School, hospital and retail access
- Daily commute requirement
- Future infrastructure potential
Not every building on Ghodbunder Road will benefit in the same way. The actual impact will depend on the final access points, distance from the corridor, road integration, construction timeline and how smoothly the completed route connects with the existing traffic network.
The approval strengthens the long-term connectivity case of Ghodbunder Road. It should not become a reason for rushed property decisions.
Keep The Property Talk Balanced
Infrastructure and real estate are closely connected, but the discussion must remain sensible.
Not every approval immediately changes property prices. Not every road project benefits every micro-market equally. Location, access, building quality, legal title, developer credibility and present-day usability still matter.
For Ghodbunder Road, the stronger point today is connectivity.
If this corridor proceeds as planned, Thane can get a better western-side link to Mira-Bhayandar, NH-48 and the Gujarat side. That is a genuine location advantage.
But the quality of the property still matters more than the noise around future infrastructure.
A well-located, legally clear and well-maintained property will always stand on stronger ground than a weak property sold only on the promise of upcoming connectivity.
Approval Is One Stage. Delivery Will Matter.
The approval is a positive step. The real benefit will depend on execution.
For residents and homebuyers, the next phase will be worth watching. The construction timeline, final entry and exit points, traffic management plan and connection to the existing Ghodbunder Road network will determine how useful this corridor becomes in daily life.
Thane has seen several large infrastructure plans over the years. Some have moved ahead well. Some have taken longer than expected.
For now, this corridor should be seen as a strong addition to Thane’s future connectivity plan. Its actual impact will become clearer only when the project moves from approval to construction and then to public use.
Part Of Thane’s Larger Connectivity Shift
Thane is going through a major infrastructure phase.
Metro projects, tunnel roads, coastal road planning, road-widening works and regional corridors are slowly changing how the city connects with the rest of MMR.
The Gaimukh–Bhayandar tunnel and elevated road have now become part of this larger shift.
Its strongest point is location. The corridor connects directly with Ghodbunder Road, one of Thane’s most active residential belts.
For years, residential growth along Ghodbunder Road outpaced road capacity. Projects like this are part of the attempt to reduce that gap.

The clearance of the Gaimukh–Fountain Hotel tunnel and Fountain Hotel–Bhayandar elevated road is a significant connectivity update for Thane and western MMR.
For Ghodbunder Road, the corridor can create a stronger route towards Mira-Bhayandar, the western suburbs, NH-48 and the Gujarat side. It can also help reduce dependence on existing surface-level routes if executed properly.
The real value of this project is not in speculative price talk.
It is in access.
It is in traffic distribution.
It is in long-term mobility planning.
For Thane residents, especially those living along Ghodbunder Road and around Gaimukh, this corridor is worth tracking closely.
