Thane Ring Metro Comes Under PRAGATI Review As Work Begins On 29-km Corridor

The Thane Integral Ring Metro has come into focus again after The Times of India reported that the project has been brought under the Centre’s PRAGATI monitoring framework, placing it under higher-level review linked to the Prime Minister’s Office.

The update comes at a time when Thane is already witnessing large-scale infrastructure work across its metro, road, tunnel and bridge networks.

Construction World has also reported that work has begun on the 29-km Thane Metro corridor, which is planned to improve internal mobility in the city by 2029.

For Thane, this project carries long-term significance because it is planned as an internal circular metro corridor for the city. Unlike corridors that mainly connect Thane with Mumbai, Bhiwandi or Kalyan, the Ring Metro is expected to improve movement within Thane itself.

29-km Corridor Planned For Internal Thane Connectivity

The Union Cabinet approved the Thane Integral Ring Metro project in August 2024 at an estimated cost of ₹12,200.10 crore.

The approved corridor is around 29 km long and will have 22 stations. Around 26 km of the route is planned to be elevated, while around 3 km is planned to be underground.

Maha Metro is the executing agency for the project.

The corridor is expected to serve several important Thane locations, including Naupada, Wagle Estate, Dongripada, Hiranandani Estate, Kolshet, Saket and nearby urban pockets.

The project is targeted for completion by 2029.

PMO-Level Review Puts Project Under Closer Tracking

PRAGATI is a central monitoring platform used for reviewing large public projects and improving coordination between government departments.

For metro projects, this type of review becomes useful because execution depends on several moving parts. Land access, permissions, utility shifting, traffic diversions, station planning and coordination between agencies can all affect progress.

The Ring Metro has a different role. It is planned mainly for movement within Thane city.

This separates it from the other metro corridors because Thane is no longer functioning only as a residential extension of Mumbai. The city now has its own office clusters, hospitals, schools, malls, premium residential pockets and emerging employment zones.

An internal metro can support the next stage of Thane’s urban growth, especially if it connects well with existing roads, railway stations and upcoming metro corridors.

Locations That May See Better Connectivity

Wagle Estate

Wagle Estate remains one of Thane’s strongest commercial and employment zones. Better public transport access can support office movement and reduce pressure on road travel.

Kolshet And Balkum Belt

Kolshet and Balkum have seen strong residential growth over the last decade. Improved metro connectivity can make these locations more practical for daily commuters.

Hiranandani Estate And Ghodbunder Road Side

The Ghodbunder belt has grown rapidly, but traffic remains a regular concern. A well-planned Ring Metro connection can help daily movement if station access and feeder transport are handled properly.

Naupada And Thane Station Side

The station-side parts of Thane remain heavily used throughout the day. An internal metro link can reduce dependence on autos, buses and private vehicles over time.

Saket And Eastern Connectivity

Saket is becoming more relevant due to road connectivity and its position in Thane’s eastward movement. Metro access can add another transport layer to this location.

Metro corridors can improve location value, but the benefit is not equal across projects or micro-markets. The strongest advantage usually goes to properties with clear station access, good road connectivity, existing social infrastructure and sensible pricing.

For buyers looking at Thane, three things need closer attention:

  2. Current liveability of the location
  3. Whether the property price has already factored in future metro benefits

This is especially relevant in Thane, where several locations are already being marketed around upcoming infrastructure.

A project near a proposed metro route is not automatically a good investment. The right purchase still depends on the entry price, builder track record, delivery status, maintenance quality, access roads and resale demand.

For end-users, the Ring Metro can improve convenience over time. For investors, better opportunities may come from locations where infrastructure is improving but prices have not already moved too far ahead of the ground reality.

Thane’s Growth Story Is Expanding

For many years, Thane’s real estate growth was discussed mainly around Ghodbunder Road, Pokhran Road, Majiwada, Kolshet and a few established residential pockets.
