Introduction
Thane is on the verge of a transformation. With Metro Line 4 (Wadala–Thane–Kasarvadavali) and Metro Line 5 (Thane–Bhiwandi–Kalyan) under construction, the city is no longer just Mumbai’s neighbour—it is becoming the nerve centre of a circular metro network that will connect the entire Mumbai Metropolitan Region (MMR).
How the Circular Metro Will Work
Here’s how the loop comes together:
- Line 2B (DN Nagar–BKC–Chembur–Mandale): Brings the Western Suburbs and BKC into the circle.
- Line 4 (Wadala–Thane–Kasarvadavali): Connects Chembur and Wadala on the east to Mulund and Thane in the north.
- Line 4A (Kasarvadavali–Gaimukh) + Line 10 (Gaimukh–Mira Road): Extends Thane’s reach to Mira Road, joining the Western Suburbs.
- Line 9/7 (Mira Bhayandar–Dahisar–Andheri): Covers the western arc of the loop.
- Line 2A (Andheri–DN Nagar): Closes the circle back to DN Nagar.
Along with this, Line 11 will take Line 4 further south to CSMT, while Line 5 and Line 12 will connect Thane to Kalyan, Navi Mumbai, and the upcoming airport corridor.
👉 In simple terms: Thane will no longer be an end-point. It becomes the centre of a circular metro loop, linking every major growth corridor of Mumbai.
Role of Lines 4 & 5
- Line 4: Thane’s main metro highway—linking directly to BKC, Chembur, Wadala, Mulund, Powai, and South Mumbai (via Line 11 to CSMT).
- Line 5: Connecting Thane to Bhiwandi’s industrial hub and further to Kalyan, with an extension via Line 12 into Navi Mumbai and the airport corridor.
Together, these make Kapurbawdi in Thane a mega interchange hub.
Timeline Snapshot
- Line 4: Trial runs expected soon; opening targeted by end-2025.
- Line 5: Thane–Bhiwandi section progressing; Bhiwandi–Kalyan redesigned with underground stretches.
- Extensions (4A, 10, 11, 12): Approved and under execution.
- Thane Ring Metro (29 km): State-approved; will circulate within Thane as a feeder line.

Why This Will Flip the Real Estate Market
- Commute Made Easy
Thane residents will reach BKC, Powai, South Mumbai, and Mira Road without the old road or rail congestion. - Housing Demand Surge
Improved connectivity will attract families, professionals, and NRIs, driving demand across Thane. - Growth in the Bhiwandi–Kalyan Corridor
With Metro Line 5 linking Thane to Bhiwandi and Kalyan, the warehousing, logistics, and industrial clusters in this belt will get a boost. Easier worker mobility and better last-mile access will help formalize these industries and attract fresh investment. - Property Value Appreciation
Globally and in India, metro corridors uplift property values near stations. In Thane, Ghodbunder Road, Kapurbawdi, Gaimukh, and Kalyan are expected to benefit the most.
Key Takeaway
Thane is no longer “Mumbai’s extension.” With Lines 4 & 5, it becomes the flip point where the metro network circles back—placing the city at the centre of MMR’s connectivity. For investors and buyers, station-focused locations along Lines 4 & 5 will be the smart bets of the next decade.
