A joint research study by the Investment Information and Credit Rating Agency of India (ICRA) and Housing.com finds that India’s most resilient housing markets are those anchored by large-scale infrastructure investments—metros, expressways, and multimodal networks.
Between April 2024 and August 2025, Thane recorded 20.7 million sq ft of residential sales, ranking among the top three micro-markets nationally.
This marks a decisive shift from speculative launches to policy-led, infrastructure-backed urban transformation.

Metro Network Expansion – Lines 4, 4A, 5 and Ring Metro
- Line 4 (Wadala – Thane – Kasarvadavali) and Line 4A (extension to Gaimukh): Civil works progressing across Mulund, Kapurbawdi and Ghodbunder belts; partial commissioning target 2026–27.
- Line 5 (Thane – Bhiwandi – Kalyan): Viaduct and tunnel construction advancing through Anjurphata and Dhamankar Naka.
- Ring Metro (29 km | 22 stations): Cabinet-approved 2024; MahaMetro finalising consultants and tender packages.
Impact: Creates an integrated intra-Thane mobility loop linking Wagle Estate, Teen Hath Naka, Rabodi, Kolshet, Balkum, Patlipada and Kasarvadavali — forming the backbone of Thane’s Transit-Oriented Development (TOD) ecosystem.
Thane Coastal Road (Balkum – Gaimukh | 13.5 km | ₹ 2,727 crore)
CRZ clearance secured and contract awarded to Navayuga Engineering in mid-2025; completion target May 2028.
Impact: A parallel east–west artery linking Balkum, Manpada, Kolshet and Gaimukh along the Ulhas Creek, reducing pressure on Ghodbunder Road and opening a new waterfront development corridor.
Thane Creek Bridge Network – Cross-Creek Connectors to Bhiwandi
- Kolshet – Kalher Bridge: Awarded to Ashoka Buildcon (₹ 289 crore); work commenced Q3 2025 under MMRDA.
- Gaimukh – Payegaon Bridge: Awarded to Ashoka Buildcon Ltd. (MMRDA; ₹ 975.6 crore); topographic and geotechnical surveys and piling under way.
- Kasarvadavali – Kharbao Bridge: Contract awarded to Afcons Infrastructure Ltd. (₹ 1,525.31 crore); pre-construction activities in progress.
Impact: Collectively these bridges complete Thane’s west-to-north mobility chain, linking Ghodbunder and Kolshet to Bhiwandi’s industrial and logistics zones.
Thane – Borivali Twin Tunnel (10.25 km | ₹ 16,000 crore)
Tunnelling under Sanjay Gandhi National Park progressing under MSRDC; completion target FY 2028.
Impact: Cuts Thane–Borivali travel to 15 minutes and opens direct east-west access to western MMR markets.
Eastern Freeway Extension and Thane Connectors (Ghatkopar → Anand Nagar [Mulund] → Saket [Thane] → Samruddhi Link)
- Ghatkopar → Anand Nagar (Mulund): Six-lane elevated extension under construction since early 2025 (₹ 3,314 crore).
- Anand Nagar (Mulund) → Saket (Thane): Connector phase in execution with utility work and piling initiated Q3 2025.
- Saket (Thane) → Samruddhi Link: Land-clearance and design-coordination stage as of October 2025.
Impact: Provides a continuous signal-free corridor from South Mumbai to Thane and direct access to the Samruddhi Expressway via Mulund and Saket (Thane), transforming east-belt connectivity.
Thane – Nashik Highway 8-Laning (Vadpe – Majiwada Stretch)
₹ 1,183 crore MSRDC project advancing through Bhiwandi and Mankoli; target completion 2026.
Impact: Strengthens the NH-3 industrial corridor and enhances residential potential along the TDLR and Ghodbunder belts.
Samruddhi Mahamarg (Mumbai – Nagpur Expressway)
Fully operational since June 2025; the Thane district segment linking Igatpuri – Aamne now functional.
Impact: Positions Thane as the western gateway to the 701 km expressway, boosting logistics and industrial integration.
Mumbai – Ahmedabad High-Speed Rail | Dativali Bullet Train Station and 1,300-Acre LAP
The Thane Municipal Corporation issued the Local Area Plan notification under the Maharashtra Regional and Town Planning Act on October 25 2025, in collaboration with the Japan International Co-operation Agency (JICA).
Impact: Will establish a transit-integrated business district connecting bullet train, metro and road networks, anchoring Thane’s position as MMR’s next commercial hub.
