Unlike previous affordability-led real estate cycles, this segment is being driven by urban end-users seeking larger layouts, township amenities and long-term value stability within well-connected micro-markets. This aligns with the Knight Frank H1 2025 Residential Market Update, which reports a shift in MMR demand away from sub-₹1 crore inventory towards higher-quality homes in the ₹1–2 crore category.

In Thane, this absorption is concentrated across Ghodbunder Road, Majiwada–Kapurbawdi, Kolshet, Pokhran Road, and other integrated residential clusters, where 2 BHK and compact 3 BHK configurations between ₹1.1–1.8 crore have emerged as the preferred choice among mid-premium buyers. Notably, IGR Maharashtra stamp duty registration patterns for Jan–Jun 2025 indicate elevated activity in this slab, confirming that this demand is translating into executed and registered transactions, not just enquiry-level interest.

Thane’s position in the national ranking reflects a mature market transition—the ₹1–2 crore category here is no longer perceived as luxury but as the new mid-premium residential standard, supported by infrastructure visibility such as Metro Line 4, Thane–Borivali Twin Tunnel and wider MMR connectivity projects.
