Scootsy Logistics Pvt Ltd, the logistics arm of Swiggy, has expanded its warehousing presence in the Mumbai Metropolitan Region by leasing multiple warehouse units in Bhiwandi. According to lease registration data analysed by CRE Matrix, the company has leased a total of 1.21 lakh sq ft of warehousing space, with a combined monthly rent of ₹19.98 lakh.

Bhiwandi remains the preferred warehousing destination for e-commerce, grocery delivery, quick-commerce, and 3PL occupiers due to its:

• Competitive rental values compared to Mumbai, Thane, and Navi Mumbai

The new commitments by Swiggy’s Scootsy Logistics indicate continued expansion by hyperlocal and last-mile delivery platforms that require efficient, scalable Grade-A storage and distribution networks.
Hyperpure’s Recent Expansion Adds to the Momentum
In parallel, Hyperpure — Zomato’s restaurant provisioning and supply-chain arm — has also leased a major large-format warehouse in Bhiwandi in recent months.
This continued movement by national platforms highlights Bhiwandi’s position as the region’s most crucial hub for food supply, grocery distribution, and cold-chain consolidation.
Growing demand from digital-first and consumption-driven sectors is further reinforcing Bhiwandi’s role as the backbone of Mumbai and Thane’s logistics infrastructure.

The Mumbai industrial and warehousing market has maintained strong leasing momentum through 2025, with Bhiwandi capturing a dominant share. Occupiers increasingly prefer:
