Mumbai-based developer Runwal Enterprises has acquired a contiguous 200-acre land parcel in Alibaug (Raigad). This move signals a long-term bet on Maharashtra’s western coastal growth belt. The company plans a large integrated township on this land. The township will combine residential and commercial uses. It will also include hospitality and social infrastructure.

Runwal Enterprises plans the project under the Integrated Township Project (ITP) regulations within Maharashtra’s planning framework under the MR&TP Act. In simple terms, this route links approvals to planning discipline. It also pushes developers to build key internal infrastructure. That includes roads, water supply, drainage, and open spaces. It also covers defined social amenities. As a result, the township can function as a self-sustained development.


Scale, Investment, and Execution Horizon

Reports indicate about 20 million sq ft of development potential. The estimated gross development value stands at around ₹20,000 crore. The company has indicated an investment plan of about ₹9,000 crore. It will deploy this capital in phases. The timeline indicated is about seven years. Therefore, execution can track approvals, construction flow, and demand.


Land Deal Structure: Upfront Consideration + Space Sharing

The reported deal structure combines an upfront payment with a space-sharing arrangement with the landowner. This structure helps the developer manage capital better. It also keeps the landowner’s upside linked to long-term project outcomes. In addition, it can reduce pressure to overbuild early. That supports a phased roll-out.


Development Mix: Residential, Commercial, Hospitality, Lifestyle

Reports point to a mix of residential and commercial components. The plan also references hospitality and lifestyle elements. These include a five-star hotel and a golf course. However, final density, phasing, and product mix will depend on approvals and detailed master planning. Even so, the intent is clear. The project aims to deliver a full township ecosystem, not a single-use enclave.
