Thane, Maharashtra | September 2025 — Pune-based Panchshil Realty has acquired Capgemini’s Knowledge Park in Airoli (Thane-Belapur Road) for ₹550 crore, representing one of the most significant commercial real estate transactions in the MMR this year. The acquisition was executed via Panchshil’s affiliate Prime Lohegaon Infraspaces LLP.
According to registration records and data accessed via CRE Matrix, the deal was registered on 17 September 2025, with a stamp duty of approximately ₹27.5 crore. The property spans 15.38 acres along the Thane-Belapur corridor in Airoli Knowledge Park SEZ, and includes five completed office buildings.
For Capgemini, this sale is part of broader portfolio rationalisation trends—especially as hybrid work forces companies to reassess real estate footprints. For Panchshil, the acquisition extends its footprint into Navi Mumbai / Thane’s institutional office zon
