The Metro Line 5 (Thane–Bhiwandi–Kalyan) corridor has officially recorded 292 structures as “impacted due to alignment clearance requirements”, according to the Environmental & Social Due Diligence Report (ESDDR) submitted by MMRDA to the Asian Infrastructure Investment Bank (AIIB) in 2023.

These include 229 residential, 40 commercial, and 23 mixed-use structures. While this figure appears in project clearance documentation, MMRDA has not yet issued a plot-wise demolition or acquisition notice through a public circular or Government Resolution (GR). The count should therefore be treated as technically filed but pending civic notification.


What “Alignment Clearance” Means

In metro execution, structures marked under alignment impact are not immediately demolished. They are pre-identified for removal or modification based on:

  • Construction alignment
  • Pier foundation footprint
  • Station entry and exit zones

Once the final execution schedule is published, MMRDA issues individual notices under land acquisition and rehabilitation guidelines.
