The Maharashtra Coastal Zone Management Authority (MCZMA) has formally approved the elevated connectivity linking Metro Line 4 (Wadala – Kasarvadavli) and its extension, Metro Line 4A (Kasarvadavli – Gaimukh), to the upcoming Mogharpada car shed in Thane. This crucial approval enables smoother rake operations, improves turnaround time, and strengthens Thane’s growing metro ecosystem.

Project Scope and Environmental Safeguards

The proposal cleared by MCZMA permits the construction of a 25-metre-wide elevated approach and spur line over a creeklet within a CRZ-regulated area, supported by 20 piers.

Although the Mogharpada depot itself lies outside CRZ limits, part of the access corridor crosses a sensitive environmental belt. The MCZMA directed that no mangroves will be cut, and that debris disposal, buffer maintenance, and construction practices adhere to CRZ Notification 2019 and MoEFCC norms.

Connectivity Impact for Thane

Once operational, the Mogharpada car shed will serve as a pivotal hub for Metro Lines 4 and 4A, as well as future Line 10, linking the Wadala–Gaimukh corridor seamlessly. This will significantly ease commuter flow, reduce operational delays, and enhance property accessibility along Ghodbunder Road, Kasarvadavli, and Gaimukh.

What It Means for Real Estate and Investors

1. Accessibility Multiplier:
Faster connectivity and metro readiness will expand demand across the western Thane belt, including emerging micro-markets like Bhayandarpada, Waghbil, and Ovala.

2. Investor Confidence:
Environmental clearance in a sensitive CRZ zone boosts confidence for developers and end-users, reaffirming regulatory diligence and sustainable planning.

3. Long-Term Appreciation:
As metro operations scale, areas near Kasarvadavli and Gaimukh are likely to experience steady appreciation—making them prime for mid-premium and luxury residential projects.

The Larger Picture

With the MCZMA nod, the MMRDA’s metro rollout achieves another milestone toward operational readiness by 2026. Coupled with ongoing trials on the Cadbury Junction–Gaimukh stretch, this development cements Thane’s reputation as one of MMR’s most infrastructure-driven corridors, where sustainable mobility and real-estate growth converge.
