MahaRERA Grants 4-Month Extension to Eligible Real Estate Projects in Maharashtra

The MahaRERA 4 month extension announced on August 7, 2026 gives eligible registered real estate projects in Maharashtra additional time following disruptions arising from the prevailing situation in West Asia.

MahaRERA issued Order No. 66/2026 on August 7, 2026, extending the registration period of projects covered by the order.

The announcement has been widely described as a four-month extension for MahaRERA projects. The order itself is more specific.

Projects qualify where the original completion date, revised completion date or an already extended completion date falls on or after February 28, 2026.

Projects registered with MahaRERA on or after August 1, 2026 are excluded from this extension.

For eligible projects, the additional four months will be granted automatically, and promoters are not required to file a separate application with MahaRERA for this relief.

MahaRERA has also directed the necessary changes to be carried out in its records and on the regulatory portal.

Why The Extension Has Been Granted

The MahaRERA order follows steps taken by the Central Government after disruptions connected with the prevailing situation in West Asia.

On April 29, 2026, the Ministry of Finance issued an Office Memorandum dealing with force majeure arising from the situation. For the purpose covered by that memorandum, the government treated the prevailing situation as war and recognised the disruption it could cause to contractual performance, logistics and supply chains.

The Ministry of Housing and Urban Affairs subsequently advised State Real Estate Regulatory Authorities to consider a common four-month extension for eligible real estate projects rather than require developers to submit individual applications arising from the same circumstances.

MahaRERA has now issued the corresponding order for Maharashtra.

Section 6 of the Real Estate (Regulation and Development) Act, 2016 provides for extension of project registration on account of force majeure.

Not Every MahaRERA Project Gets Four Additional Months

The dates mentioned in the order need to be read carefully.

A project does not qualify merely because it is presently under construction.

Its original, revised or already extended completion date must fall on or after February 28, 2026.

Projects registered from August 1, 2026 onwards are outside the present relief.

Buyers therefore need to check the individual MahaRERA registration rather than rely on a general statement that all projects have received four additional months.

This is particularly relevant in Thane and the wider Mumbai Metropolitan Region, where many large developments have separate MahaRERA registrations for different phases, buildings or clusters.

A single development marketed under one project name can have more than one registered completion schedule.

The registration covering the buyer’s actual phase or building is the one that needs to be checked.

Thane Has A Large Under-Construction Market Around These Timelines

The order comes at a time when residential development remains active across most of Thane’s major micro-markets.

Ghodbunder Road, Pokhran Road, Majiwada, Balkum, Kolshet, Dhokali, Manpada, Kasarvadavali, Upper Thane and the Thane–Dombivli Link Road side all have sizeable under-construction residential inventory.

Several of the larger developments are being completed over multiple phases.

Existing buyers should therefore revisit the MahaRERA registration attached to their apartment and check the current completion date.

Where the registered completion timeline falls within the eligibility criteria, the revised date should reflect the additional four months once the MahaRERA records are updated.

The extension itself does not necessarily mean that every eligible developer will use the full additional period before handing over possession.

A project already close to completion may continue towards an earlier handover. Another project with substantial work still pending may use more of the revised timeline.

Construction progress remains a better indication of the actual position on site.

MahaRERA Completion Date And Agreement Possession Date Are Not Always The Same

The completion date appearing in a project’s MahaRERA registration and the possession date stated in an individual buyer’s registered Agreement for Sale are not always identical.

Order No. 66/2026 extends the regulatory registration period of eligible projects.

It would therefore be incorrect to assume that every possession commitment recorded in every Agreement for Sale across Maharashtra has automatically shifted by four months irrespective of the circumstances.

An individual case could involve an earlier delay, an existing MahaRERA complaint, a previous project extension or specific terms in the registered agreement.

Such cases have to be examined separately.

Buyers who are simply tracking an under-construction home should keep both dates on record — the revised MahaRERA completion date and the possession date recorded in the Agreement for Sale.

Developers Still Have To Complete The Project

The four-month relief gives eligible projects additional time within their MahaRERA registration period.

It does not remove the promoter’s obligation to complete the development.

The other regulatory requirements under RERA continue, including the applicable project disclosures and compliance obligations.

The extension is also limited to four months.

It is not an indefinite postponement of the completion timeline.

A project that remains incomplete beyond its revised registration period would have to deal with any further extension separately under the applicable regulatory provisions.

Communication from developers will now be relevant for buyers in projects approaching completion.

Where an eligible project receives the extension, existing allottees should be informed whether the expected handover schedule has actually changed and, if so, what revised date the developer is working towards.

A general reference to the MahaRERA order does not by itself explain the position of an individual phase.

Buyers Should Recheck Their Project Registration

Existing homebuyers can start by opening the MahaRERA registration covering their specific project phase or building.

Check the registration date and the current completion date.

Projects registered from August 1, 2026 onwards are not covered by this order.

For earlier registrations, the relevant original, revised or previously extended completion date has to fall on or after February 28, 2026.

Once the revised date appears on the MahaRERA portal, buyers can compare it with the progress on site and the possession schedule being communicated by the developer.

For projects nearing completion, four additional months in the registration may have little effect on the actual handover.

Where substantial work remains, the revised date deserves closer attention.

TREN View

MahaRERA’s decision gives a defined category of under-construction projects additional time following an exceptional external disruption.

The shorthand version now circulating — that every MahaRERA project has received four more months — does not accurately describe the order.

This distinction is particularly relevant in Thane because several large developments operate through multiple MahaRERA registrations under one larger project name.

The registration attached to the buyer’s actual phase or building should therefore be checked independently.

There is also little value in treating every eligible project in the same manner.

One development may already be close to completion. Another may still have significant construction pending.

The revised MahaRERA date is useful, but the progress on site will continue to give buyers the clearest indication of where their project stands.

The next few weeks should provide a clearer picture as MahaRERA updates eligible registrations and developers begin communicating any revised timelines to existing allottees.
