Dosti Realty has entered the senior-living segment in Thane with the launch of Dosti Primus, a new residential project being developed in partnership with Primus Senior Living at Dosti West County, Balkum. The company has announced an investment of around ₹150 crore in the project.

The development is planned on a 1.85-acre parcel within Dosti West County, a larger 105-acre township in Balkum, Thane. This marks Dosti Realty’s first senior-living housing project, making it a notable strategic expansion for the developer in one of Thane’s key township-led residential corridors.

Dosti Primus is being positioned as a senior-focused residential development with 2 BHK and 3 BHK homes. The project’s publicly displayed MahaRERA registration number is PM1331012500812.

Senior living has not yet become a mainstream residential format in Thane in the way conventional apartments, integrated townships, and premium gated communities have. That is why this launch stands out. It signals that developers are beginning to test more specialised housing formats within established urban locations rather than treating them as isolated or distant retirement concepts.

The project also brings sharper attention to the emerging idea of assisted living in Thane as part of the city’s broader real-estate evolution. In a market shaped by connectivity, healthcare access, family proximity, and daily convenience, senior-focused housing inside an active township carries a different kind of relevance from a stand-alone retirement format.

The Strategic Advantage Of Balkum, Thane

The Balkum location strengthens the project’s positioning further. Dosti Primus is being promoted near the upcoming Balkum Naka Metro Station, which adds to the long-term infrastructure value of the micro-market. For a senior-living development, surrounding connectivity is not just a secondary benefit. It is central to the strength of the product itself.

This becomes even more important when buyers evaluate senior-focused housing through a practical lens. Access to hospitals, smoother mobility, everyday convenience, and proximity to family across the wider city all influence decision-making. That is why projects such as Dosti Primus may also begin to shape wider search and buyer interest around retirement homes in the Mumbai Metropolitan Region, especially when they are integrated into connected urban townships.

A New Housing Category Takes Shape In Thane

From a market perspective, this is more than a routine project launch. It reflects an early shift in how township-led developers in Thane may expand their product mix to address more specific lifestyle- and age-based housing needs.

For Balkum, the project adds another layer to the area’s identity. It shows that the micro-market is no longer being viewed only through the lens of standard apartment supply, but also as a location capable of supporting differentiated and category-specific residential formats.

Dosti Primus therefore stands out not only because of the investment size, but because of what it may represent for Thane’s next phase of housing evolution. It is an early sign that senior living is beginning to emerge as a more structured residential category in Thane, supported by township integration, branded development, and improving infrastructure.
