The City and Industrial Development Corporation (CIDCO) is in the advanced stages of preparing the master plan for Navi Mumbai Aerocity, a 667-acre integrated urban district adjacent to the upcoming Navi Mumbai International Airport (NMIA).
According to The Economic Times and Construction World (October 2025), the plan is expected to be finalised within the next three months, with key design and zoning approvals underway.


Project Overview

The Aerocity is envisioned as a world-class mixed-use hub, combining commercial, residential, retail, hospitality, and logistics precincts designed around the NMIA terminal complex.
CIDCO’s official tender (E-Tender ID: CIDCO/EE(Transport)/01/2025-26) explicitly calls for consultancy services for the “Preparation of Master Plan for Navi Mumbai Aerocity near NMIA”, confirming that work on the plan’s technical and spatial design components is in progress.

Key components under review include:

  • A high-density business district with Grade-A offices, hotels, and convention facilities.
  • Residential zones integrated with green corridors and multimodal transport.
  • Logistics and cargo clusters aligned with NMIA’s freight terminals.
  • Sustainable infrastructure — renewable energy, stormwater reuse, and smart grids — to align with Maharashtra’s Smart City development framework.

Strategic Significance for Thane and MMR

Although geographically located within Navi Mumbai, the Aerocity’s economic and infrastructure impact will extend deep into the Mumbai Metropolitan Region (MMR), particularly the southern and eastern corridorsAiroli, Ghansoli, Dombivli, and Kalyan.
Improved access via the Thane–Belapur Road, Metro Line 5, and the newly approved ₹6,363 crore Thane–NMIA Elevated Road Project (Cabinet approval: September 2025) will integrate these micro-markets into the broader airport ecosystem.

For investors and developers, this represents a rare opportunity to merge aviation infrastructure with urban living, logistics, and hospitality — situated directly adjacent to an international airport.
The anticipated rise in land values and leasing activity following CIDCO’s phased release of development parcels after approval presents a promising long-term opportunity.
